Legislative changes – July 2024 (25th September 2024)
The SA Rental Law reform in July this year were extensive, however, on the whole, our approach, service and support to you as our Landlords and support to our tenants, has not changed! Yes, we are now required to do a few things a little bit differently, which I'll explain below, but the fear that was initially felt throughout the Landlord and Property Management community in July, has definitely eased off as we've implemented and unpacked the changes! So let's go through it all together.

The key changes include:
· Termination requirements: We must now use one of the new prescribed reasons to terminate / not renew a tenancy at the end of the fixed term period (these are listed HERE). We cannot give no reason to end a tenancy, but there are still clear ways for us to end a tenancy if the tenant is not doing the right thing.

· Period of notice increased from 28 to 60 days: To end a tenancy at the end of the fixed term, we are required to give 60 days notice. This hasn't changed much for us as we always try to give our tenants as much notice as possible to end their tenancy. We have always spoken to you at least 60 days before the end of a tenancy to discuss options for renewal or increasing the rent.

· Pets subject to approval and reasonable conditions: We now cannot advertise a property as "pets not allowed" but to keep a pet at the home, tenants are required to apply for your approval, and Landlords can only deny the pet based on prescribed grounds, or you can provide specific reasonable conditions (further details are listed HERE). This hasn't changed much either for us at this staged (except for additional admin). We have good ways of working with this requirement and can talk through these with you individually to reassure you if you have any concerns.

· Minimum housing standards: compliance with housing safety authority standards has been implemented; these are the types of things we already check off for you at the beginning of the management of your home, and just ensures the house is safe and secure for your tenants (details HERE).

Happy 2024 everyone! And what a year it is set to be!!
Happy 2024 everyone! And what a year it is set to be!!
This year, we have a few exciting updates at TLC!
This year, we have a few exciting updates at TLC!
Firstly, our wonderful Administrator, Johannah (Hannah), is now a fully qualified Property Manager!! She's so excited to provide support in this capacity and we are over the moon to have her on board!

TLC was created to help our clients have less stress in their life and more time to do what they love, because what is life for if not for living?! Along these lines, I have a personal update to share; my husband, Kym, has been given an amazing opportunity to mentor and train workers in Samoa to ensure safe and sustainable water access. So over the next 12 months our family will be primarily based on a beautiful Pacific island... (tough gig right?)! Please rest assured, nothing will change with the level of service TLC will provide to our clients. Whilst in Samoa, I'll be continuing to work as normal, and Hannah will provide on-the-ground support. I will still be contactable via email and phone (with no additional cost to you!) and with a small time difference of just 2.5 hours I'll be available at the same times I am now!

As well as having an incredible experience with my family, this year is all about investing in the growth of TLC! With Hannah coming on board and taking on more responsibilities, this will allow me to spend more time reviewing and improving our systems, and making our services even better! We've always set out to do real estate differently, with a heart felt, honest, and genuine approach and I'm so excited to have you on this journey with us as we continue to strive for bigger and better results, and make sure our clients and staff love life!!
